{"id":2877,"date":"2018-03-16T23:51:52","date_gmt":"2018-03-16T23:51:52","guid":{"rendered":"https:\/\/www.opalclt.org\/?page_id=2877"},"modified":"2018-03-17T15:04:17","modified_gmt":"2018-03-17T15:04:17","slug":"underwriting-standards","status":"publish","type":"page","link":"https:\/\/www.opalclt.org\/es\/loans\/underwriting-standards\/","title":{"rendered":"Normas de suscripci\u00f3n"},"content":{"rendered":"<h1>Normas de suscripci\u00f3n:<\/h1>\n<ol>\n<li><strong>Razones de endeudamiento total<\/strong> no debe exceder el 43 por ciento del ingreso bruto.<\/li>\n<li><strong>Puntaje de cr\u00e9dito medio cre\u00edble <\/strong>de 640 o superior.<strong> Verificaci\u00f3n de cr\u00e9dito alternativa <\/strong>tambi\u00e9n es aceptable si hay falta de cr\u00e9dito.<\/li>\n<li><strong>Choque de pago<\/strong> puede ocurrir si los pagos proyectados del pr\u00e9stamo superan el 150 por ciento del pago actual de la renta o la casa del solicitante.<\/li>\n<li><strong>Normas de propiedad<\/strong> debe cumplirse. Los pr\u00e9stamos pueden hacerse para los siguientes prop\u00f3sitos:<\/li>\n<\/ol>\n<p style=\"padding-left: 60px;\">a) Viviendas unifamiliares o d\u00faplex existentes sobre una base s\u00f3lida con servicios est\u00e1ndar que pasen una inspecci\u00f3n de vivienda;<\/p>\n<p style=\"padding-left: 60px;\">b) Nueva construcci\u00f3n que cumpla con los criterios de suscripci\u00f3n del Fondo de Pr\u00e9stamos;<\/p>\n<p style=\"padding-left: 60px;\">c) Refinanciaci\u00f3n, si incluye rehabilitaci\u00f3n\/reparaci\u00f3n sustancial de la vivienda; y<\/p>\n<p style=\"padding-left: 60px;\">d) Pr\u00e9stamos de rehabilitaci\u00f3n o mejora de la vivienda.<\/p>\n<p style=\"padding-left: 30px;\">La siguiente <strong>usos no conformes<\/strong> tambi\u00e9n se puede financiar de forma limitada si existe un plan viable para poder hacer que la propiedad se ajuste dentro del plazo del pr\u00e9stamo:<\/p>\n<p style=\"padding-left: 60px;\">a) Adquisici\u00f3n de terrenos en bruto;<\/p>\n<p style=\"padding-left: 60px;\">b) Propiedades con fuentes alternativas de agua o alcantarillado;<\/p>\n<p style=\"padding-left: 60px;\">c) Inmuebles que requieran rehabilitaci\u00f3n para pasar una inspecci\u00f3n ordinaria de viviendas;<\/p>\n<p style=\"padding-left: 60px;\">d) Sistemas o estilos de vivienda no tradicionales, como casas diminutas o yurtas; y<\/p>\n<p style=\"padding-left: 60px;\">e) Cualquier uso l\u00edcito para el cual un banco no otorgar\u00e1 un pr\u00e9stamo.<\/p>","protected":false},"excerpt":{"rendered":"<p>Underwriting Standards: Total debt ratios should not exceed 43 percent of gross income.
